Ready to apply for a RentSource Corp property? Here's what you will need to qualify...

Credit Score

Your credit score, and those of your co-applicants, needs to be 620 or above.  If your credit falls below this minimum, your application could be approved with a double deposit, but is not guaranteed.

(Credit below a 580 will not be considered.)

Application Fee

There is a $50 application fee per applicant 18 years of age and older.  This is an application processing fee and is non-refundable.

Income Qualification

The total combined household gross income needs to be at least 3x the rent amount.


Co-signers/Guarantors must be able to show 6x the rent amount.

History

  • No prior evictions or landlord disputes
  • No outstanding utility bills
  • No collection accounts
  • No bankruptcies
  • No outstanding payday loans
  • No violent felonies
  • No outstanding balances owed to rental companies

Pet/No Pet/Service or Comfort Animal

PETSCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS, WHETHER YOU HAVE A PET/ANIMAL OR NOT.

A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service that is built into the application process and requires EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. If you need accommodation in another way, please contact your housing provider.


Documents Required for Application

**If your application is submitted without ALL the proper documentation, it is subject to cancellation**

Drivers license photo or ID (MUST Be Valid)

3 months of most recent pay stubs - provide contact information for direct supervisor or human resources on your application

1 Year most recent Tax Returns

3 years of residential rental history, landlord's name and contact information listed on application

Proof of any extra income that you report on your application (Ex: Child support or alimony will need court documents)

Copy of Section 8 Voucher (or other housing assistance) stating housing size and amount offered

For Self Employed 1099 Applicants:

  • Last 2 years of tax returns
  • Current profit and loss statement for company and/or owner distribution stubs.
